Statements/Collections:
Since
the January Board Meeting we have collected $468.00 in past due assessments and
$142,835.00 in 2005 assessments.
In
March I submitted four lots to Tom Carlson to start collection efforts. I have heard from two of the lot owners whom
have set up payment schedules. The
other two will proceed into foreclosure.
Correspondence:
Enclosed
in your folders is a copy of correspondence received from Bob Lehnman C703 who
has requested a permit for building a screen house. The request was submitted at the March Board Meeting. He is clarifying issues that were brought to
his attention by the Buildings and Grounds Committee.
Phase
IV of the Electrical Upgrade:
Vern
Cretinon and I met with Brian from Knox Electric to discuss the next phase of
the upgrade. Lots included in the
upgrade will be: Block 1, Lots 51 – 67
and Block 2, Lots 13 – 35. These are the lots that were determined by
Tim Modl to have the greatest need. We
also met with Ryan from Mille Lacs Electric to discuss placement of
transformers. For this upgrade there
will be at least two, possibly three new transformers installed.
Letters
have been sent to all owners affected by the upgrade informing them
approximately when the work will start and end, and what is needed from them
prior to the start.
This
project is ready to start as soon as the ground dries up a bit.
Phase III of the Electrical Upgrade:
Brian Knox and Mille Lacs Electric are waiting until it dries up a little in London to make the switch over to the new power.
Complaints
I’ve had numerous complaints about a lot in Derby
Town regarding underage driving of mini motorcycles and shooting going on
behind his lot. I have attempted to
contact him at his lot twice and missed him each time.
I have spoken to the owner of the lot who told me
the gun that is being used is a paintball gun.
He understands that these could be mistaken for real guns by sight and
sound. He has agreed to take the guns home
and not bring them back. He also has
decided to take the mini motorcycle home because he does not want to cause any
trouble.
Goble’s
Galen Goble has been working with the County regarding inspecting the holding tanks. The end result is the owner’s do not need to have their tanks inspected each time it is pumped. I have given Randy and Stan copies of the correspondence between Goble’s and the County for their information.
Goble’s
has increased their prices this year. I
have included copies of the price list in your folders and have posted it in
the club house.
Rules:
I
need last year’s rule changes for the annual packet.
I
need clarification on owner’s permits for ATV’s and golf carts. Was it decided to increase the charge for
owner’s from 50 cents for a lifetime sticker to $5.00 per year, to be renewed
each year?
Kitchen:
I have obtained two estimates for installation of an Ansul System for over the stove in the kitchen. (An Ansul System provides protection in the event of a fire when cooking.) Both estimates were comparable in price which amounts to approximately $2,000. As more and more cooking is being done in the kitchen, it is a wise idea to purchase this system. I am asking for permission from the Board to install this system.
I have contacted our insurance agent to find out what the increase would be to classify the kitchen as commercial. The increase is based on gross sales and would amount to a few hundred dollars per year.
Tim
Modl is currently on a medical leave of absence. He is out of work indefinitely.
Maintenance
has went back to work full time. Arno
Weber will be starting back Monday, April 18th. I have hired Chip (Duane) Lundeen D134, to
fill in for Tim Modl for the time being.
Chip has many years of experience in the Maintenance field and has been
an owner in Sherwood since 1996.
I
have spoken to each Maintenance employee individually informing them of the
reorganization and how it will affect them.
I will be having a more formal meeting with them as a group within the
next week or so.
I
need permission from the Board for the Maintenance men to be able to approve
work permits.
Everyone
seems positive and motivated by the changes.

It appears the leak in the pipes is located under the swimming pool. It has been suggested by Mike Kallevig (owner, lot ??? ) to cap off the old pipes and lay new ones. This makes sense as it would be much more expensive to fix the original leak.
Mike Kallevig has offered to get pricing on materials and provide the labor (with a price reduction) for this project. I will get a bid on this job from an outside vendor for comparison.
It
is possible the road will have to be closed for a short period of time because
a trench has to be dug for the new pipes.
I will keep everyone updated on progress.
Arno
Weber is heading this project and will be working closely with Mike Kallevig.
The guard shack will be relocated (moved towards 169) to provide an area to divert guest traffic, leaving the lane to the gate clear for card holders. The guard shack will be manned from Friday afternoon until Sunday morning for collection of guest fees and ATV fees.
Power will have to be provided to the guard shack. Mille Lacs Electric has proposed installing a pole on the left side of the entrance and running a wire overhead. The power at this pole will run the guard shack, maintenance building and gate.
Running a wire overhead is a good idea for the gate because each year wires break underground from the traffic pushing the frost down. Then the gate has to be connected using an extension cord. This is a workable solution at the time, but is not a good one. Running the wire overhead will eliminate this problem and the cost of fixing breaks each season.
It will cost approximately $350 for Mille Lacs Electric to install the pole and run the wire. This does not include the cost of having Knox Electric connect the power. Brian is getting me an estimate for this.
The gate house will be renovated on the inside making it more user friendly.

Storage Area
The plan for the storage area is to reorganize it to create additional spots for rental. It looks as if the middle can be shifted to create an additional row and I have a list of three or four names of owners wanting space.
All spaces will be clearly marked and numbered so we have a better handle on what is available, and where things should be located.
Jim Karie will be responsible for this project.

caretakers are on vacation until April 25th.

carpeting for the apartment has been installed.

plan is to try to turn water on by next weekend. There are three breaks that need to be fixed before this happens.

have contacted Dick Risnes to start bringing dirt in for the roads as soon as
the frost is out.
