Sherwood Forest Owner’s Association
March 2004 Board Meeting
Manager’s Report
March 20, 2004
Significant Expenses or Increase in Revenue:
Revenue Increases:
Sent letters to approximately 50 vendors selling them advertising space on an advertising insert to go in the annual packet. To date have sold approximately $1,000 worth of space. I will be making follow up calls in the couple weeks to push the space.
The revenue from this project was not booked in the 2004 budget. The goal is to make enough off ads to pay for postage of packets. Last years cost was $1,265.26 so the goal is close to being met.

Labor was not tracked on the above projects. Any further projects will have a labor cost breakdown.
Correspondence:
I sent a letter to the owner of the truck located by the old Maintenance Shop. I asked him to please have the truck removed by the end of April.
Phase II of the Electrical Upgrade:
It was decided to consider the two bids received so far rather than look for a third bid for the upgrade.
Packets with the bids were sent to all board members.
The electricians will not be presenting their own bids to the board.
Clubhouse:
There was at least a week spent on moving furniture, etc. from one room to another to complete the carpeting. The project was completed on time although there are some changes that need to be made. Rearranging the Clubhouse will be an ongoing project but will be completed before we open.
I will be meeting with Opal Hoving sometime next week to find out her needs for the Kitchen.
Fines:
No fines were issued in February/March.
Rules:
I had an email forwarded to me from an owner regarding changing the age limit on children. What would be the next step here?
Aitkin County Environmental Services still insists either each owner needs to fill out a pumping agreement when a property changes hands, or Sherwood Forest needs to have a blanket pumping agreement covering all lots. I have received a copy of the rules and passed them on to Randy Doncaster.
Activities:
I met with Dave Baack and Rose Hendrickson regarding 2004 summer activities. Things seem to be progressing in this area.
Rick Carel (C121) has volunteered his DJ services for Sherwood’s 25th Anniversary celebration.
Tim and I visited Pathfinders to see their operation. It was very interesting seeing another campground similar to ours. They have a very nice set up with separate buildings to meet their needs. The clubhouse houses the convenience store, the snack counter, the game room, and an adult’s only room. There is a very nice flow to their layout. They have a huge building equipped with a kitchen, which is used in the summer for potlucks and dances. In the winter it is used to store private golf carts.
It was nice meeting and talking to Andy the Manager who faces the same challenges that we have here.
Dave Baack and I are working on adding advertising to Sherwood’s website. We are starting with lot sales and will expand into classifieds. We have created an application and will be sending a letter with the application to all owners who currently have lots for sale. We do not have a starting date yet.
Tim found out current prices from two sewer pumping companies. Gobles Sewer Service prices are completive compared to other companies. They actual charge much less for emergency service. Other companies charge between $80 and $100 for emergencies where Gobles comes in for $50.
I have started receiving calls on when the water will be turned on. People are starting to get anxious.
